TSR: Explain your services in brief.

TL: We connect capital to wealth through real estate and alternative investments to build legacy wealth with our partners. We generate safe, secure, consistent double-digit returns with guaranteed cash flow and little to no risk, helping you live a life of purpose. Are you ready to become a partner?

TSR: Tell us about your investment management system. How do you maintain value growth?

TL: KeyCity Capital, LLC, a Texas Limited Liability Company, is a Top 100 real estate investment firm focused on cash flowing real estate in the residential and multi-tenant space using value add and build to rent models. We acquire these assets using a precise quantitative formula proven to produce the highest yield with little to no risk for both the institutional lender and KeyCity Capital as the equity source. We use highly sophisticated software to target assets in cities across the United States that match our geographical and acquisition criteria. We use what we call our ‘4 Keys to Wealth’: a) Cash Flow – which is the consistent calculated cash return your investment generates through operational activities. b) Equity – which comes in two forms, acquired equity and earned equity. Acquired equity is when we acquire assets, whether real estate or businesses, that have underlying value add upside and in return, we acquire them at a discount. Earned equity is when we have a tenant in our property paying down our equity, or we earn a return and reinvest it, in essence, the tenant or the revenues are paying down the debt on the asset. c) Appreciation – which is the growth an investment incurs; you make an investment, acquire a property, and year over year it grows in value. Appreciation is what builds your wealth. d) Tax Shelter – which is created through real estate and alternative investments because they provide significant tax advantages and offset earnings. The goal with your investments is to optimize return, reduce risk, and mitigate taxes; not only creating more wealth but keeping more of your wealth.

TSR: How can an investor diversify his portfolio?

TL: Investors should have their capital in three quadrants. KeyCity Capital offers a unique opportunity for investors to satisfy those three quadrants. TL: Our focus is on accredited investors who are looking to exponentially build and conserve their wealth and investments with safe, secure, double-digit returns with guaranteed cash flow.

TSR: How do you generally deal with risks involved in investment?

TL: There is a certain level of risk with all investments; whether you put your capital in a CD, with no chance of principal loss, you will experience significant opportunity loss. All of KeyCity’s investments maintain an inverse relationship between risk and reward. We focus on cash flowing asset-backed investments with moderate to low risk and safe, secure, double-digit returns with guaranteed cash flow, as mentioned above.

TSR: How do you protect the interest of the investors? Brief us about your asset management system.

TL: The investors are partners in an LLC structure that owns the physical property. So, the investors are on the deed and title for their share of ownership. We focus on affordable housing and markets that contain three key criteria; a) higher education and universities, b) a strong medical market, specifically with a residency program partnering with local universities and, c) a strong banking and financial market. Coupled with those criteria, we focus on markets that have consistent growth and appreciation.

TSR: How do you market your services?

TL: Through private dinner events, talk show radio, social media, sponsorships, and strategic partnerships.

TSR: Do you have any new services ready to be launched?

TL: We have several investment opportunities at varying stages of the life cycle. We recently launched two new opportunities and expect to launch two more in the Q4 of 2020 or Q1 of 2021.

TSR: What are your trajectories for the next five years?

TL: One billion dollars in assets under management, 10 thousand real estate units under management and successfully connecting capital to wealth for one thousand plus investment partners.
