Q. Tell us what inspired the creation of Terrydale Capital.
There’s been a need for greater transparency in the real estate commercial finance space for some time. The issue was that the more information on real-time quotes and loans clients received, the more complicated decision-making became. Terrydale Capital found a way to deliver a broader view of the market while staying focused and uses modern technologies to do this through multiple channels. Our prioritization of and genuinely high regard for our clients is also a cornerstone of TDC’s company culture: elevating the level of value and trust we receive when handling a client’s investment opportunities.
Q. Why Terrydale Capital? What makes the company great?
We bring 60+ years of combined experience to the table for every deal. That means we’ve seen it all, heard it all, and can keep our clients informed and on track no matter what. Closing a loan is a delicate process, and having us on board takes all the anxiety and guesswork out of the equation. Our closing process is effective, and that makes clients confident enough to recommend us without hesitation. Most of all, we’re not afraid to take creative approaches to problem-solving.
Q. Please help us understand how Terrydale provides the most accurate, up-to-date capital market knowledge to its clients.
We’re persistently on the phone with real estate brokers, lenders, and other market professionals and share condensed insights through weekly newsletters and blogs that cover hot topics in the real estate market per its current state. We also launched Terrydale Live – a platform that provides real-time rates on active deals and exclusive terms for refinance and acquisition opportunities.
Q. What can you tell us about your lender & broker relationships and innovative technology platform?
Our Terrydale Live platform continuously evolves by gathering more data to bring value to our client and broker interactions. Unlike other resources, we’ve put in substantial legwork and differentiated ourselves by speaking face-to-face with investors, lenders, sales brokers, and third parties in the CRE space.
When our Commercial Loan Officers add new information and data to our extensive database of transactions, that’s bolstering a network of over 800 lending resources we’ve already built. When we say that we provide clients with the best, most informed debt options when they refinance or purchase investment properties, we mean it. We plan to build this system out for our lending partners, help them gain insight into where their competition is heading, and create the best possible market conditions for our clients.
Q. What is Terrydale Capital’s point of differentiation?
We think outside of the box. Our clients get the best of a variety of debt options based on their needs, which we gauge during a thorough interview process, and loan officers specialize in their specific asset class, so you’re always working with an expert.
We’re also very proud of our customer service, which consistently earns us repeat clients. Terrydale Capital has a loan closer whose sole duty is to ensure client deals go through in a smooth and timely manner. We excel at heavy lifting. Our goal is always to take as many of the challenges out of the commercial loan closing process as possible so clients can focus on what they do best.
Q. From your perspective, how is the industry you serve currently evolving? And what are the trends in the different categories?
As our company continues to grow, we’ll 100 percent be expanding into other real estate areas. We have Loan Officers specializing in multi-family, retail, office, industrial, and self-storage and publish blogs that cover all these topics plus bridge financing, construction financing, etc. – all useful to investors. Trends indicate that investors now want faster-paced transactions with fewer face-to-face interactions. We’re developing proprietary systems to expedite the loan request process as a way to fill that emerging gap.
Q. How do you plan to combat your competition?
By providing clients with the best market data via Terrydale Live and strengthening our customer service strategy. By finding new ways to get deals done when other resources fall through. By continuing to be candid, creative, supportive, passionate, and results-oriented.
