An Interview with Khalil Merhi, UjULUS Inc Founder and CEO: “We’re Shifting the Real Estate Market Paradigm”

Technology has always had a close relationship with real estate as agents leverage it in various forms in their job. However, technology is changing so rapidly that what was popular yesterday may not be popular tomorrow. Despite this, some real estate technology applications are persistent. Their implementation today is likely to stick around for decades.

In light of the preceding, we’re pleased to present UjULUS Inc — a real estate technology platform to buy, sell, or rent residential and commercial properties.

The company was incorporated in 2020 and is headquartered in Ottawa, Canada.

Khalil Merhi, UjULUS Inc Founder and CEO, spoke exclusively to The Silicon Review. Below is an excerpt.

Q. Explain your services in brief.

The real estate market (selling, buying, and commission) has been around us for thousands of years, and we follow the same rules and patterns. We created the UjULUS real estate mobile app to give the marketplace and people a second option to sell, rent, or buy their homes or apartments NO Realtor needed No Realtor Fee and pay zero dollar commission. We offer them all the tools and guidance needed to help you make it happen.

Q. Documentation processes are complex in a real estate purchase for buyers to understand. How do you make the operations more feasible and transparent?

First of all, our app gives them the tools to make the listing easy and straightforward. Users can communicate directly between buyers, sellers, and renters via UjULUS Chat without a third party to be able to schedule a virtual or in-person showing. We offer access to all resources and links from real estate lawyers, appraisers, inspectors, stagers, and mortgage brokers. We conveniently provide all the documents, but we still highly advise and highly recommend consulting with a legal counsellor (real-estate lawyer).

Q. How do you help the buyers and renters identify the right property for them?

Our map search is easy and friendly to use. You can search anywhere in North America. We recommend that our clients list their home or apartment to be more descriptive, upload as many photos and 3D videos as possible. This way, it makes the listing of your property more visible, clear, and attractive to sell, buy, or rent. We help the client to conveniently link their listing from the app to their favourite social media handlers. It will attract the right buyer and renter. A recent study has shown that a property shown on social media sells much faster than any other listing.

Q. What are the various technologies leveraged by you in your lead generation efforts?

Based on our app UjULUS, what differentiates between us and the rest of the real-estate apps is the direct communication and relationship between the buyer and seller or landlord and renter. We eliminate the ‘middle man’ (a real-estate agent). What makes it more attractive is the gift of zero dollar commission. The whole concept of this innovative idea is it will shift the market into a different platform. It creates a new marketplace that gives people a choice to do it themselves and eliminate the original marketplace's monopoly.

We use all social media platforms, Facebook, Twitter, Reddit, Instagram, Google ads and SEO, ASO, YouTube Ads, and word of mouth, bringing lots of awareness into the marketplace.

Q. Trust is a difficult attribute to measure and a delicate dynamic to maintain. How do you keep this with your customers?

UjULUS mobile app platform is so easy and straightforward to list and browse. It's based on the fact you do it yourself, which gives our client full control of their listing and browsing. We don't take any extra hidden fees, and it is all based on transparent upgrades within the app. Giving our clients the choice to control their destiny and choose their future and direction builds and maintains a strong trust.

Q. The COVID-19 pandemic has turned the real estate industry upside down. What is your approach to damage control for yourself and the property owners?

UjULUS platform makes it safe, easy and convenient to search, buy, or list by the landlord or homeowner. You can conveniently do it from any room in your own home. It is friendly to use and is safe. As we grow the app, you can search for any property you want from your fingertips globally. You can communicate directly with the person you are in contact with, no need for a third party. No smoky mirrors; very clear, direct, and straight to the point. We're taking the marketplace to a different avenue because the real estate marketplace has been done conventionally for thousands of years. It's time for a change.

Q. Do you have any new services ready to be launched?

Our plan is to launch globally by mid-2021! We’ve also started UjULUS Omega, which should be launched by 2022.

Q. What are your trajectories for the next five years?

UjULUS is going to be the Uber of real-estate. We should have over a billion downloads and users in five years because we believe it is a tremendous value we are giving to the marketplace. In other words, we are shifting the real estate paradigm.
