An Income-producing retail bui...Hilco Real Estate, LLC will soon auction its income-producing retail building located in Arcadia, Florida. Located at 301 N. Brevard, the building offers good upside potential for various uses such as office, warehouse space, and retail. Currently, the masonry-style building standing on 1.75 acres of land hosts tenants such as RMZ realty, Arbitration Insurance, Sweet T’s Subs, and Jackson Hewitt Tax Services. It currently has a vacant space of 1,000 square feet on its second floor, which could add to the rental income from the property. A lot with 50 parking spaces, an 840 square foot storage bay, and 2,183 square feet of warehouse space is also available in the building apart from the retail and office space.
Frank Curcio, Managing Director at Hilco Real Estate, said that the buyers are very much interested to buy income-producing assets particularly located in strong growth areas. This leads to a larger number of participants during the auction. He added that the buyers could not only benefit from leasing the building for a long term passive investment but could also choose to lease-up and flip the property, instead. Either way, buyers have a lot of options with this property, considering that the city of Arcadia has recently witnessed the completion of a nine-month-long roadway and utility improvement project.
