The construction property of 15.3± acres is situated on the northwest corner of Austin Bluffs Parkway and Woodmen Road's heavily trafficked roads in Colorado Springs. This land is surrounded by tens of thousands of housing units, making it a perfect location for potential multi-family growth or other commercial uses. In a densely populated high-income area of Colorado, the land boasts high visibility. Home Depot, McDonald's, Popeyes, Sonic, Starbucks, and Walmart are prominent nearby businesses.

In addition to its estimated population of about 714,398 people, the Metropolitan Policy Program report of a Brookings Institution mentioned Colorado Springs as the "fastest growing millennial city. The city also connected Honolulu as the most desirable place to live in the U.S. in 2019, according to the U.S. News & World Report.
